MARKETING (flash marketing on screen) – We will cover all the bases when it comes to exposing our clients’ properties to potential tenants. On a daily basis we post their properties to LasVegasHomes.com and to over 20 of the hottest rental sites including those that particular cater to our local military personal. Our listings are on multiple listing service for access to the over 10,000 local agents plus heightened exposure directly to Coldwell Banker Premier Realty’s 250 real estate professionals. Staying on top of what’s trending, we are connected socially and are properties are featured on all of our social outlets.

LEASES - We protect all of our owners with an encompassing lease that offers an additional layer of protection from potential risks. We stand with our owners to protect them and their investments.

TECHNOLOGY – We provide a secure online portal to track all the necessary forms and payments of both of tenants and renters.

TENANT PLACEMENT – We follow-up on all leads to get the most exposure for or customers; properties then personal showings are provided and we meet to complete the leasing application. All of our potential tenants are carefully screened leveraging credit checks, past rental history, prior evictions, employment and income verification. Once the lease is completed the tenants also receive great service with personal move-in and move-out inspections and they have access to a 24-hour hotline for emergencies. The tenant placement process is complicated and time consuming. Our clients basically get to sit back and receive monthly reports on their rental income and not worry about any of the property management details.

Property Management is another service that Coldwell Banker Premier Realty offers specializing in the management of single family residences, town homes and condominiums. Our goal is to maximize the return on investment for our clients by securing quality tenants and providing efficient and cost-effective management services.

Courtesy Listing

  • Set-up Investment - $50 for each property
  • Co-op Commission - $300 for each property
  • Mechanical Lock Box on Property - $100 for each property

Client provides: All information to be included in the MLS, all photos for marketing. Property will be placed on the MLS only and all calls will be directed to owner. CBPR will place a mechanical lockbox on the property for owner to use as access for access for an additional fee. Client MUSTsign a courtesy rental listing agreement and mechanical lockbox authorization form (if applicable). Tenant Placement Services:

  • Set-up Investment - $300 for each property
  • Leasing Investment - Full month rent or $1,000 whichever is greater.

Coldwell Banker Premier Realty provides: All services included with full-service property management with the exception of the monthly management of the property. Client MUSTsign a property management agreement. When a tenant is secured, Coldwell Banker Premier Realty will release client from the property management contract. Owner Services Guarantee
