Presently, only the lands available within the red perimeter are available to be transferred to private or local public entities. Beyond that, we see topographic challenges, where typically only luxury homes make economic sense to develop. This pressures the land supply for attainable housing and likely drives the need for additional density, including mid and high-rise condominium construction, which fit amenity lifetyle choices well.
