If you saw our latest blog post, you know that Zillow recently recognized Las Vegas as the second-best city for first-time home buyers and Las Vegas is home to several of the nation's best-selling master-planned communities. Purchasing a new home differs than traditional resale and with so many new communities being established across our Valley having knowledgeable advocates on your side like the New Home Experts is crucial. In addition, we are experiencing continued growth in our Valley from out-of-state buyers looking to purchase new homes.  Most of these buyers are unfamiliar with our area and The New Home Experts Las Vegas are there to make their relocation a smoother and less stressful experience.

If you are relocating to the Las Vegas Valley or are a resident looking to purchase a new home, the New Home Experts produce original content on their blog to help you make informed decisions and to guide you on your path of home ownership. These are the five things they think you must consider when purchasing new-home construction.

  1. Decide on a budget.
Most new home buyers start looking first, find a home they love, just to find out it's out of their price range. Save time by finding out what you can afford before you start looking at new homes.

  2. Shop around!
This is one of the biggest purchases in your lifetime. Make sure to do your research and visit other new home builders and look at used homes on the market before you sign a contract!

  3. Decide which upgrades are most important to you.
Picking the right mix of upgrades for your home can get overwhelming quickly. Make sure you are not over-upgrading for the neighborhood and also make sure not to skimp on upgrades that you may regret not having after you move in.

  4. Consider what is NOT included.
When buying a new home there can be some great incentives attached by the builder and the builder's lender. However, make sure to find out what appliances are included, light fixtures, window coverings, etc as they are all additional costs after you move in. Also, keep in mind the size of the lot you've selected and the associated costs to landscape after closing.

  5. Have an exit strategy!
Many new home buyers get caught up in what they want in their new home without looking at the possibility of resale. The decisions you are making now will directly affect what you may eventually sell the home for in the future.
